DDA Launches Housing Scheme 2019, To Sell 20,000 Units.

The Real Estate sector has been experiencing some extreme ups and down lately, and ever since Modi government came into power, many new housing policies came up. One of them is Pradhan Mantri Awas Yojna under which the Modi government plans to provide affordable housing to every Indian till 2020. 

In the line, the Delhi Development Authority (DDA) has come up with its housing scheme 2019 under which it plans to sell 20,000 housing units- 10,000 in first phase and 10,000 in 2nd phase. DDA plans to sell the units on first come, first served basis. Out of these 20,000 flats, 16,296 are for low-income groups (LIG) and 3,624 for economically weaker units (SAP). The DDA has started construction of these houses and should be ready by March. The program plans to provide 1BHK apartments to the economically weaker sections of the society at most feasible prices with interest subsidy of upto 2.67 lakhs under PMAY Credit Grant Program.

The DDA plans to construct these 1BHK and 2BHK flats in Dwarka, Jasola, Narela, Rohini and Vasant Kunj. 

Price of the Flats

For now, the prices of these flats are indecisive, however, the DDA plans to keep it minimum looking at the buying limit of economically weaker sections. 

Size of the Flats

The housing units in this year will be larger than earlier flats than has been constructed till now in Delhi. 1BHK units will be spread over an area of ​​430 square feet instead of 323 square feet. The majority of units should be in the Low Income Group (LIG) category while the other smaller units will be offered in the SAP category. In the similar scheme in 2017, the apartments were too small and thus were surrendered by the buyers. But, this time DDA is working on merging two 1 BHK units into 2BHK apartments. 

Design of the Flats

The DDA plans to design these flats with latest technologies like earthquake-resistant flats that can resist earthquake up to 8.5 Richter scale. Besides, various modern facilities like RO drinking water, local sewage treatments plants and underground parking are intact in these flats. Also, DDA is working on designing complexes that will have high-rise housing wherein you National Building Code 2016 will look into the norms such as minimum room size, dimension, building column spots, parking rules, the height of buildings and corresponding to floor area ratio, and evacuation measures at a time of emergency.

The DDA plans to work and provide houses in phases and it has launched its first phase of its housing scheme 2019. By February-end, the Delhi Development Authority (DDA) is planning to put up another 10,000 units on sale. In the first phase of the scheme, the authority sold 1,250 flats to the prospective buyers. 

Who all are eligible for buying the flats under the housing scheme 2019?

  1. A citizen of Indian who is of 18 or more than 18 years of age can apply by submitting the application. 
  2. The applicant must not own any housing unit or a residential plot or flat in full or in part on leasehold basis in Delhi, New Delhi or Delhi Cantonment, either on their own name or in the name of their spouse or in the name of any of the dependent relations, including unmarried children.
  3. Only one application is allowed by one person either in their own name or as a joint applicant. 
  4. A person who has already been allotted a plot or flat by the DDA or any other land owning agency in Delhi, irrespective of size, cannot apply for another flat under the scheme.
  5. There is no income criterion, except for applicants applying under the EWS category. The income of applicants applying for EWS flats should not exceed Rs 1 lakh per annum.
  6. The applicant should have a bank account and PAN.
  7. In case of a joint application under war widows, persons with disabilities, former servicemen reserved categories, the applicant itself should fall within the reserved category and the joint applicant should be from the family.

Those who want to buy the flat can go to DDA website and select locality, sector and pocket and reserve their flat. You can select from the vacant flats in the block you choose. Four colours-green, red, yellow and black are the colour codes given to the flats. Theses colours are given according to the availability of the flat-red colour implies sold, while green marks the availability. While yellow flats are marked on hold and black colour has been given to reserve. 

For buying flats under Janta Scheme, the buyer can book a flat by giving Rs 10,000 and for one Bed Room flat; buyer can book by giving Rs 15,000. Note that the buyer must complete the transaction process within 30 minutes of filling the application form in order to book the flat. 

Those who have been allotted the flats can reap the benefits from Credit Linked Subsidy Scheme (CLSS) under Pradhan Mantri Awas Yojana – Housing for All (Urban).

What’s the news?

Well, as soon as DDA put up 950 flats on offer, 400 flats got booked within few hours by the buyers. The complete process of buying the flat is on first come and first serve basis unlike the previous lottery system allotments.  By paying the initial amount for booking, the buyers can book their flats easily.

This year, the response from homebuyers is overwhelming for the sole reason that the buildup area of the flat has been increased by the DDA. Therefore, the buyers are hurrying up to buy the house which is evident from the response of the first phase. Well, everything is available on the website of DDA. From application process to eligibility criteria to housing information, everything is available on the website.
